Radburn

The unincorporated community of Radburn is located in the borough of Fair Lawn and is situated in the western region of Bergen County, New Jersey. Glen Rock is to the north of the town, and Paramus is to the east. The main roadways in the community are Berdan Avenue, Alden Terrace, Radburn Road, and Fair Lawn Avenue. The 149-acre neighborhood has an elevation of 95 feet. 

History

The community was established in 1929 and developed with the concept of being a town for the motor age. Clarence Stein and Henry Wright were the designers, along with landscape architect Marjorie Sewell Cautley. They modeled the town after the Garden Cities of England and incorporated a modern planning principle designed to keep traffic modes separated. This principle maintained that the pedestrian paths would not cross the main roads as they were kept on the outer region of the superblock design. 

The town that consists of 469 single-family homes, 48 townhouses, 30 two-family houses, and a 93-unit apartment complex was one of the first residential developments to include cul-de-sacs. Within the community, that was listed as a National Historic Landmark District in 2005, was to have all the communities needs within its interior and are restricted to resident use only; these amenities include:

  • interior parks that makeup 23 acres
  • four tennis courts
  • three baseball fields
  • two softball fields
  • two swimming pools 
  • an archery plaza

A community center also provides the community with the following:

  • administrative offices
  • library
  • gymnasium
  • clubroom
  • pre-school
  • maintenance shops

Neighborhood

The 23 acres of Radburn Park is spread out through the neighborhood, allowing for green space to surround the rows of cul-de-sacs. Footpaths surround the green space for residents to travel the community without needing to cross the main roads. In one section of the park, there is a community pool and a baseball field. Another section offers residents the use of a gazebo. Continuing south, there is a playground for the children and a lake for fishing. 

Demographics

The neighborhood's population of 3,100 people has 32.5% residents that were born in countries other than the United States. English is the first language of 54.1%, and 12.7% speak Russian. Some other languages spoken by the community include Spanish and Polish. The ancestral makeup of the residents includes the following:

  • 20.6% Russian
  • 12.9% Polish
  • 7.2% Italian
  • 6.2% Ukrainian
  • 5.1% Irish

In the greater area, the annual income for the residents averaged $92,727 in 2010. This was an increase from $72,127 in 2000. The occupational breakdown of the employed residents in the community was the following:

  • 65.5% executive, management, and professional positions
  • 14.1% clerical, assistant, and tech support roles
  • 12.8% sales and service occupations
  • 6.5% manufacturing and laborer professions
