Eastside Park Historic District

The Eastside Park Historic District neighborhood is located in Paterson, the largest city within the Passaic County in New Jersey. The town borders consist of Broadway, Wall Avenue, 17th Avenue, and McLean Boulevard. The Passaic River flows along the eastern edge of the neighborhood. 

History & Historical Landmarks

The neighborhood was home to Paterson's political leaders and founders of the industries during the economic height of the 20th century. The many estates and mansions still exist today within the community. A variety of architectural styles were utilized in the home designs, such as:

  • Tudors 
  • Georgian colonials
  • Victorians
  • Italianate villas
  • Dutch colonials

The neighborhood was put on the National Register of Historic Places in 2004 and consists of 790 historical buildings. A notable structure is the Charles Van Buren farmhouse, also known as the White House, which is situated in Eastside Park. The home was built using a Greek revival style of architecture in 1860. the Cricket Clubhouse is also located on the grounds of the park and was constructed around 1850.


The Eastside Park takes up most of the neighborhood and is located in the northern section off of Park Avenue. The park dates back to 1888, when the city purchased 66 acres for $75,000. However, the current park is only 55 acres. The park was designed by John Y. Culyer and Frederick Law Olmstead. The park includes the City Green Urban Farm and Children's Garden. Also located in the area are the following memorials and monuments:

  • Alice Weight Memorial Fountain
  • Charles Curie Monument
  • Civil War Monument
  • Pulaski Monument


Approximately 41.9% of the neighborhood's residents were born in countries other than the United States. The area once had a substantial Jewish population but now has one of the largest Muslim communities. Spanish is spoken by 48.3% of the people. The townspeople most commonly identify their ancestry as Dominican, and the community breakdown is as follows: 

  • 23.6% Dominican
  • 10.3% South American
  • 9.6% Puerto Rican
  • 9.4% Jamaican
  • 7.0% Cuban

The area's median income per household was $34,086, with a margin of error of approximately $1,705. The breakdown of the working citizens was the following: 

  • 28.4% manufacturing and laborer occupations
  • 28.3% clerical, assistant, and tech support roles
  • 25.0% executive, management, and professional positions
  • 18.3% sales and service jobs
